Exterior Crack Repair

In cases where the vertical crack is not accessible from the inside (the crack runs behind a tiled shower, furnace or fireplace) or if the foundation is cinderblock (open cavities in the blocks) the best option is to address is crack from the exterior with excavation and membrane application.
How do you fix a crack in a foundation from the outside?
LETY’s experienced technicians have a proven process for foundation wall excavation and repair.
Vertical foundation crack excavation process

Step 1:
Place plywood on the existing lawn to protect the area. Remove the sod and, if there is decorative rock, we remove and save it to return after backfilling is complete.

Step 2:
Excavate the foundation to expose the full crack.

Step 3:
Excavation is complete to expose the full crack and existing weeping tile.
At this point, the existing weeping tile will be tested. We provide our clients with a status report, including how much rock was covering the weeping tile, if the weeping tile drains or not, and how quickly.

Step 4:
Prepare the crack for waterproofing, including pressure washing and drying the area.
Apply waterproof elastomeric membrane to the full crack, extending a minimum of 1’ on either side of the crack.

Step 5:
Apply foundation board over the crack and cover the weeping tile with drainage rock to protect the existing weeping tile.

Step 6:
Backfill and tidy site.

Typically, we will hand-excavate for a single crack.
If there is more than one crack, or if the area is easily accessible, we may use our mini excavator. If the excavator is used, a plywood path is laid down to help protect existing landscaping.
Our excavator operators are fully qualified and certified.
