When is Foundation Replacement Necessary?

There are times when a foundation may be too severely damaged or deteriorated for traditional repair methods to be cost effective or the right choice.

In other cases, the existing foundation may need some repair however it no longer meets the needs of the home. In older homes the basement ceiling may be very low or even just a partial crawl spaces that limit the usability of the space.  Replacing the foundation adds functional square footage to improve the usability and long-term value of your home.

How Foundation Replacement Works

Foundation replacement is a carefully planned structural project that involves supporting the existing home while the old foundation is removed and replaced.

Working alongside a structural engineer, the team at LETY Construction develops a detailed plan to ensure the process is completed safely and effectively.

In many cases, the home can remain in place while the foundation is replaced in sections beneath it.

Once the new foundation is installed, we apply a rubberized elastomeric waterproof membrane and foundation board system to protect the foundation and help ensure long-term durability.

FAQ

  • Not necessarily. In many cases, the home can remain in place while it is carefully supported and the foundation is replaced in sections underneath it.

    This method allows us to complete the work without relocating the structure.

  • Not typically. For the safety of your family, it is important that the home be vacant for the project. And most often, homeowners prefer to stay elsewhere during the project, as foundation replacement can involve significant construction activity around and beneath the home. We can discuss the best approach based on your specific project.

  • Yes. Once the new foundation is installed, we apply a high-quality elastomeric waterproof membrane and foundation board system to protect the foundation and help prevent water from entering the basement. This is done along with a full new weeping tile system.

    Proper drainage and waterproofing are key parts of ensuring the longevity of the new foundation.
